Overview

What Is a Reverse Mortgage?

A reverse mortgage — formally known as a Home Equity Conversion Mortgage (HECM) when FHA-backed — allows homeowners age 62 or older to convert a portion of their home equity into cash, a line of credit, or monthly payments. Unlike a traditional mortgage, no monthly payments are required. The loan is repaid when the homeowner sells the home, moves out, or passes away.

Why Reverse Mortgage Signings Require a Specialized NSA

Reverse mortgage loan packages are significantly larger and more complex than standard loan signings — often exceeding 200 pages. They include unique documents not found in other loan types:

  • HECM Loan Agreement and Note
  • HUD Counseling Certificate — required proof of independent counseling before the loan can close
  • Deed of Trust / Mortgage
  • Borrower's Acknowledgment of Obligations — explaining responsibilities such as maintaining the home, paying taxes, and keeping insurance current
  • Right of Rescission — 3 business days to cancel
  • FHA Case Number Assignment and various HUD disclosures
  • Financial Assessment documentation
